On a slight promontory in the province of Brescia, in the heart of the Franciacorta region, an area with a great vocation for wine-growing, on the hills of the town of Coccaglio stands this historic residence from which it is possible to admire the surrounding landscape immersed in the tranquillity of nature among the vineyards. The villa reflects the characteristics of the period with arched windows and visible parts of frescoes inside and is disposed of three floors plus the attic. In 1998, a basement tool shed of approximately 74 square metres was built. Internally the villa has a surface area of 370 square metres, with uncovered areas of 405 square metres. Access via a private road leads to a terrace that allows access to the first floor where there is a large tavern with various rooms. Outside on the right-hand side of the terrace, we reach a small terrace where we find the entrance to the second floor with a layout of the rooms that is quite articulated on two floors, making the property fascinating and unique.
A characteristic small balcony with arched windows is located on the second floor allowing a splendid view of the vineyards and the village. A plus is the joisted attic ceilings.
The villa is completely surrounded by: 785 Sqm of coppice woodland and 2,480 Sqm of the vineyard.
The house needs some renovation and modernisation work internally.
Choosing a house of this kind means giving value to life because it allows you to live in contact with nature in a property that fascinates for its historic value and lies within just a few minutes from the centre of the village and all the main services.
